Rental Criteria For Move-in Ready Rental Homes

At Augustus Properties LLC, we have designed clear rental guidelines to make sure you have a smooth and stress-free experience throughout your journey!

1) Non-biased Rental

At Augustus Properties LLC, we do not discriminate against our clients on the basis of religion, color, race, sex, familial status, disability, or national origin.

2) Rental Application

You are required to complete the rental application (including the person applying and paying for the lease and their family members). You must pay the application fees so that your application is processed and the apartment can be booked. Any falsifications may lead to the rejection of the application.

3) Proof of Income

At Augustus Properties LLC, we require the gross income per unit to be twice or thrice the monthly rental amounts. In case your income is not verified by the employer we will require a copy of the past two (2) months of paycheck stubs or 12 months’ rent verifiable in a bank account or investments may be used as well.

4) Credit Check

Your credit history will be checked by the credit screening institution which will include screening of your previous borrowing history, outstanding debts, payment history, and overall credit score.

5) Background Check

We will conduct a criminal background check according to local, state, and federal laws. An unsatisfactory record will result in the rejection of your application.

6) Rental History

The rental history will be checked through the credit qualification system. In case you have any unresolved debts to your previous or current landlord, your application will be rejected automatically. We can also reject your application if we gather information like repeated disturbances in the neighborhood, illegal activity, etc., in your previous or current home.

7) Employment Verification

You are required to submit an employment verification letter issued by your employer to Augustus Properties LLC.

8) Security Deposit

You are required to provide a Security Deposit equivalent to One Month’s rent required.

Key Policies

Security Deposit:
At the time of signing the lease, you are required to submit a security deposit equivalent to one month’s rent. The amount will be used to cover any lease violations, property damages, or unpaid rents. In case you plan to move out your security deposit will be refunded to you within 30 days. The amount depends if you leave the property in good condition or the deductions made throughout the period.

Lease Agreement
Every tenant is required to sign a lease agreement. The agreement will include the rent amount, the rental terms and conditions, the payment schedule, the time span of the lease, and
tenant responsibilities. We only offer lease agreements up to 12 months or more, but we can also consider shorter durations in exceptional cases.

Cancellation and Termination
If you wish to terminate before the end date of the lease, you are required to provide a written notice 30 days prior. If you terminate before the mentioned time period, Augustus Properties is not responsible for paying back your security deposit, or you might be required to pay extra fees, depending on the terms mentioned in the lease. In case you have to move due to a family emergency or work, we may provide flexible options.

Rental Process at Augustus Properties

1) Consultation

You can contact us via phone drop us an email, or just fill up the inquiry form on our website, and our team will reach out to assist you. Whether you want to know more about our available rental homes or need advice from our agents, we’ve got you covered!

2) Property Survey:

Once you find a perfect rental home from our available listings, schedule a viewing with one of our agents, and they’ll allow you to explore the property in person and then take the decision.

3) Rental Application:

If you decide to move into any of our properties, you will be required to fill out a rental application form. You are required to fill out the form with the correct information and documents, which includes your employment, background, rental, and credit history check. Along with this form, you have to pay an application fee so that your case can be processed.

4) Approval:

The information and documents provided will undergo thorough screening, and if approved
receive an offer to proceed with the rental.

5) Lease Signing:

After approval, we’ll provide you with the lease agreement, which will outline the rent amount, the rental terms and conditions, the payment schedule, the time span of the lease, and
tenant responsibilities. Once signed, the property will be secured for you, and you can move to the property.
